1. Who is responsible for your data

AM Imóveis (Tamandaré, Brazil) is the data controller for personal data processed through this website. For any privacy-related matter, contact us by email at imoveisam305@gmail.com or by WhatsApp at (81) 98272-9247.

2. What data we collect

Data you send us through our forms: name, email, phone/WhatsApp, message, and, on the "List Your Property" form, information and photos of the property you wish to list (including address and desired price).

Browsing data (only with your consent): website usage statistics via analytics cookies (Google Analytics) and marketing cookies (Meta Pixel), such as pages visited and referral source. Without your consent on the cookie banner, these tools are not loaded.

Contact via WhatsApp: clicking a WhatsApp button takes you to the WhatsApp (Meta) app or website. The conversation is then also governed by WhatsApp's own privacy policy.

Favorites: your list of favorited properties is saved only on your device (localStorage) and is not sent to our servers.

3. What we use your data for

Responding to your contact, visit, or evaluation request. Legal basis: pre-contractual procedures and consent (LGPD, art. 7, V and I).

Evaluating and brokering your property listing. Legal basis: pre-contractual procedures.

Measuring and improving the website (statistics and marketing). Legal basis: consent, collected via the cookie banner and revocable at any time.

We do not sell your personal data.

4. Who we share data with

We use vendors that operate parts of the website's infrastructure and process data on our behalf (processors): hosting and database (Vercel and Neon), lead-notification emails (Resend), embedded maps (Google Maps), and statistics/marketing with your consent (Google Analytics and Meta Pixel). Some of these vendors may process data outside Brazil; in those cases, transfers follow the safeguards required by the LGPD. We may also share data when required by law or by order of a competent authority.

5. Cookies

Essential: necessary for the website to function (for example, the login session for the internal admin dashboard, used only by our team). Your consent choice is also stored in your browser.

Statistics and marketing (optional): Google Analytics (_ga and similar) and Meta Pixel (_fbp), loaded only after you accept the banner.

Third-party: the embedded Google map on property and contact pages may set its own Google cookies when displayed.

You can review your choice at any time under Cookie preferences (also available in the footer) or by clearing your browser's browsing data.

6. How long we keep your data

Leads (contact and property-listing requests) are kept for as long as necessary to provide service and, afterward, for the period required to comply with legal obligations or to exercise rights in legal proceedings. You may request early deletion at any time (see section 7).

7. Your rights (LGPD, art. 18)

You may request: confirmation of processing and access to your data; correction of incomplete or outdated data; anonymization, blocking, or deletion; portability; information about data sharing; and withdrawal of consent. To exercise any of these rights, send an email to imoveisam305@gmail.com with the subject "LGPD". We respond as quickly as possible. You may also file a complaint with Brazil's National Data Protection Authority (ANPD).

8. Security

We adopt technical and organizational measures to protect your data: password- and permission-restricted access to the internal dashboard, encrypted communication (HTTPS/TLS), an encrypted database, and data collection limited to what's necessary.

9. Children and teenagers

This website is intended for users 18 years of age or older. We do not knowingly collect data from children or teenagers.

10. Changes to this policy

This policy may be updated to reflect changes to the website or to applicable law. The date of the last update appears at the top of the page. Significant changes to cookie usage will cause the consent banner to be shown again.
